NU Properties approached Kalina with a clear brief: furnish a 2,500 sq. ft. office space from scratch, on time and within a structured budget. The design direction called for a clean, contemporary aesthetic — warm wood laminate surfaces paired with white powder-coated metal frames — that would feel premium without being ostentatious.

Key requirements specified by the client included:

  • Two private Managing Director cabins, each with a full executive desk setup and dedicated storage behind the desk
  • A formal 8-seater conference room with a commanding central table and matching ergonomic seating
  • An open-plan workstation bay for a team of 8 with cable management and ergonomic chairs
  • A pantry counter configured for efficient L-shaped corner use
  • A reception counter designed to anchor the branded lobby and make a strong first impression
  • Consistent finish language throughout — beech laminate tops with white MS frames — for visual cohesion across all zones

SCOPE OF SUPPLY

Kalina designed, fabricated, and delivered the complete furniture package for the NU Properties office. Every item was manufactured in-house at our Cherlapally facility — CNC-cut, welded, powder-coated, and laminate-finished with zero outsourcing at any stage.

EXECUTION

MD Cabins — Authority and Storage, by Design

Each Managing Director cabin was fitted with a custom L-shaped executive desk featuring a rich beech-finish laminate work surface mounted on a solid white powder-coated MS base with an integrated pedestal block. The return extension provides additional working area for document review and client interaction.

Behind each desk, Kalina installed a dedicated storage system comprising a lockable two-door low-height metal cabinet topped by an open wall-mounted shelving unit in matching warm beech. This combination gives each MD a functional archive at arm’s reach while maintaining the visual warmth of the cabin.

Conference Room — Built for Decision-Making

The conference room centres on a high-gloss white rectangular table sized to seat 8 comfortably, mounted on a solid MS pedestal base. Dual cable management grommets are integrated into the tabletop surface for clean, tangle-free AV and device connectivity during presentations and meetings.

Eight high-back ergonomic mesh conference chairs with armrests and height-adjustable mechanisms ring the table, maintaining both comfort during extended sessions and visual coherence with the rest of the office’s seating spec.

Open-Plan Workstations — Efficiency at Scale

Eight workstations were laid out in a linear bench configuration using white laminate tops and white powder-coated MS tubular frames. Each position is equipped with an integrated cable management grommet for clean desk cable routing. Mid-back ergonomic mesh chairs with adjustable lumbar support and height mechanisms were paired with each workstation.

OUTCOME

The complete NU Properties fit-out was manufactured and delivered on schedule — from brief sign-off to site installation. Every piece arrived on-spec, protected, and ready for installation, consistent with Kalina’s standard delivery protocol for corporate projects.

At the building entrance, the NU Properties reception counter commands the lobby — a curved-front desk in warm beech and white laminate that frames the brand signage behind it.
